Town Center is the largest and most significant real estate development underway in Flagler County,
FL. Sited on 1500 acres north of SR 100 between I95 and Belle Terre Parkway, it combines business,
residential, parks, government, and retail in a multiphase plan expected to be completed about
2020. Palm Coast Holdings, a subsidiary of Allete Properties, is the developer. Site work that began
in the Spring of 2005 is nearing completion. The project is divided into 30 separate development
tracts.

Commercial/Retail – 3,400,000 sf.
Office – 1,400,000 sf.
Lodging – 480 rooms.

Publix anchored shopping center located at the primary Town Center entrance at Belle Terre
Parkway. Developed by North American Properties, Inc of Cincinnati, it consists of the 80,000 sf
Publix plus an additional 35,000 sf of available retail space. Open.

Office condo project consisting of 6 buildings that total 40,000 sf.
Retail “Power Center” of up to 435,000 sf anchored by national big box retailers and smaller
